Rental Info

  • The best way to secure a rental is to contact an agent who will work with other rental agencies.  This saves time and aggravation.  I will work with you in this regard if buying is not the option you choose.
  • Make an appointment rather than being a walk-in.  Appointments get more time!  When you call to set an appointment, give the criteria you are seeking in a home, such as price limit, number of bedrooms, if you have a pet and its type and age.  This will allow for a search prior to your arrival and speed the process along.
  • When you arrive, a prequalification sheet will be completed with you, which is free.  It is mandatory through Prudential to qualify a client before taking him/her to see properties.  Don't worry... it only takes a few moments to complete this part.
  • Be prepared with application fee (money order or cash only), security deposit (money order or cash), and pet fee if applicable.  The person who comes in prepared with ID Card or driver's license, LES or proof of employment, with completed application and good standing will have the best chance if more than one person is interested in the property.  Being successful in securing the rental is important!

Rent or Buy?
To rent or buy is a decision that is only yours to make.  If you will be in the home less than 2.5 years, it is wiser to rent in most cases.  If you do not want the responsibility of home upkeep, have questionable credit, or do not have the means for the down payment or closing costs, renting is also wise.  On the other hand, if you choose to rent, you also choose to give the landlord tax advantages instead of receiving them yourself.  Being able to claim the taxes you've paid through the year off against your income is a huge tax break.  Also, the landlord can choose to increase the rent you pay substantially after your initial lease of 6 months or a year is fulfilled.  That's not fun.
